While there are no locations in Warman at this time to dump clean fill, dirt, or other landscaping material; Loraas Disposal has a site just south of Martinsville that will accept certain of these materials free of charge. A few notes they asked us to make sure people are aware of:
- We can accept clean fill and topsoil at our site that is free of contamination and debris that is part of small landscaping projects in a residential area. -The topsoil and clean fill need to be hauled separately as are stockpiled in different locations at site.
- Any type of large residential and commercial excavation needs to be approved by site prior to disposal as lab testing may be required.

Yes, we will generally sell to new builders as long as they have proof that the house will fall under their New Home Warranty Insurance. If they do not have New Home Warranty through a recognized insurer then we will not sell to them as a builder, however the lot could be bought as an individual and the private purchaser could hire out the build to whomever they would like.
We do allow individuals to purchase lots, for their personal use, with certain restrictions. We do not recommend this unless you have extensive knowledge and history with the home building industry. While we try to be accomodating in our sales with private individuals there are some important things to note:
Prices - Prices are non-negotiable, and the lot prices in the Legends and Traditions areas all have an asterisk on the price as this is the price after the driveway rebate is granted. The actual contract price would be $5,000 higher than the amount shown and the $5,000 is rebated as long as the driveway is completed within 18 months of the contract date. Half of the rebate is still available if the driveway is completed after 18 months but before 30. The prices listed for lots in the Southlands are as shown on the website and there are no driveway rebates in this area.
Residency Requirement - All private lot sales will have a 36 month Residency Requirement. The lot must stay in the original purchaser’s name as it appears on the contract for the 36 months. The 36 months starts on the date of the Lot Contract.
Architectural Controls – All Architectural Controls for the subdivision and stage must be completed within 18 months of the date of the Lot Contract. The full exterior of the home must be completed within this 18-months period. This includes, but is not limited to, exterior finishes such as stone or stucco, shingles, driveway, etc. There is no timeline on the interior of the house being completed.
Terms – Private Lot Sales will be provided an 18-month possession term. There will be a 30-day interest free period, after which the contract amount will be subject to an interest at the rate of 6%. Construction may be ongoing during this entire period but the property may not be occupied unless the lot is fully paid and transferred to the purchaser.
Deposit – At the time the agreement to purchase is signed a minimum 10% deposit or bond is required.
Architectural Controls – Requirement of a Forgivable Mortgage OR Performance Bond
a) A forgivable mortgage in the amount of $30,000.00 will be placed on the property and the 10% deposit will be applied to the purchase price. The mortgage may be released 18 months after the date of the contract provided the Architectural Controls have been fulfilled. If the 18-month period has expired and the conditions have not been met, the mortgage will not be forgiven. It is the purchaser’s responsibility to request the removal of the mortgage after the 18-month period.
- OR -
b) KH Developments will hold the initial 10% payment as a cash Bond to be held until the Architectural Controls have been met. If the 18-month period has expired and the Architectural Control requirements have not been met, the Performance Bond will be forfeited to KH Developments. If the Architectural Controls have been met within the 18 months but before the lot is paid out, then the bond will be applied as a deposit to the purchase price.
Lots can be placed on hold for a 4 week period, with secondary holds being able to be placed by others so that if the first hold doesn't purchase after the 4 week period the lot will go to the next holder on the hold list.
Holds must be requested through email to keith@khdevelopmetns.ca and will not be done over the phone or in person.
If the lot on hold has no secondary hold request, the original holder can extend the hold in 2-week increments. If this does happen, the contract date will be the expiry date of the original 4-week hold, even if the hold is extended multiple times. It is still the responsibility of the purchaser to email every two weeks about extending a hold or purchasing the lot. If they don’t email KH Developments before the end of a 2 week hold then the hold will expire automatically.
Private Purchasers can hold only one lot at a time, but are able to be on the hold list for multiple lots. If a purchaser has a lot on hold and a lot they had a secondary hold on becomes available then they need to decide immediately which lot they wish to have on hold.
